The DeKalb County Public Library Construction Program Honored with Award
ATLANTA, GA — Hogan Construction Group won a Construction Management Association of America Award for the DeKalb County Public Library Construction Program in the New Building Construction for Projects Valued Between $10 Million and $30 Million category. Winners were announced on June 15, 2010 at the Awards Banquet at Piedmont Park. The Award recognizes four of the seven libraries Hogan has been contracted to complete for DeKalb County: the Embry Hills, Northlake, Toco Hills and Tucker Branches.
In 2005, the DeKalb Public Library Construction Program was approved by the community for funding with a new $56 million bond referendum. The DeKalb County Public Library provides educational materials and programs for citizens from 22 locations. Hogan was awarded seven of the nine projects that make up this expansion program, which includes new construction, addition, renovation and replacement facilities. The facilities include:
• Northlake-Barbara Loar Branch Library —5,000-sf renovation and addition, completed
• Toco Hill Branch Library (LEED Project) — 16,800-sf new facility, complete
• Tucker Reid Branch Library (LEED Project) —25,000-sf new facility, completed
• Stonecrest Area Branch Library (LEED Project) — New facility, currently under construction
• Ellenwood Branch Library (LEED Project) — New facility, in preconstruction
• Scott Candler Branch Library (LEED Project) — New facility, in preconstruction
Tucker-Reid H. Cofer Branch Library, Tucker, Georgia — A new 25,000 SF replacement library doubled the size of the original branch built in 1965. The project, which is seeking LEED Certification, includes a 150-seat meeting room, group study area, youth story room, teen area, technology center, conference room, an art display and café.
Embry Hills Branch Library, Embry Hills, Georgia — A 4,000 SF library expansion doubled the size of the branch. The expansion increased its 10,000 volume collection to 23,500 volumes and added a 65-seat meeting room. The newly-renovated library includes a youth services area, audiovisual area, magazine area and 15 public computers.
Tucker-Reid H. Cofer Branch Library, Tucker, Georgia — A new 25,000 SF replacement library doubled the size of the original branch built in 1965. The project, which is seeking LEED Certification, includes a 150-seat meeting room, group study area, youth story room, teen area, technology center, conference room, an art display and café.
Toco Hill-Avis G. Williams Branch Library, Decatur, Georgia — A new 18,000 SF library seeking LEED Certification. The replacement facility includes a 12-station glass-enclosed computer lab, tutor study rooms and a 100-seat conference room.
Northlake-Barbara Loar Branch Library, Tucker, Georgia — A 5,000 SF library expansion added a larger public meeting room, stateof- the-art video and voice equipment, teen reading, children’s reading and additional general reading space.
Hogan’s portfolio includes 13 library projects throughout the state of Georgia. Hogan is also providing construction management services for the new 40,000 SF DeKalb County Central Library Annex Processing Facility, which will be completed in December.

HOGAN WINS EIGHT BUILD GEORGIA AWARDS
Six Hogan Projects are Honored by the Associated General Contractors of America
ATLANTA, GA — On June 8, 2010, contractors across the state were recognized for their notable achievements in building construction for the previous year. Hogan took home eight awards for projects ranging in size from $1.6 Million to $20 Million.
The awards include:
Atlanta Public Safety Annex, Atlanta, Georgia — A $20 Million, adaptive re-use project that converted an old warehouse into the City’s Police and Fire Department Headquarters. Hogan renovated the existing 105,000 SF facility and added an 80,000 SF building. The project earned LEED Gold Certification. First Place Award & First Place, Best Sustainable Building Practices.
DeKalb County Tucker-Reid H. Cofer Branch Library, Tucker, Georgia — A new 25,000 SF replacement library that doubled the size of the original branch built in 1965. The project, which is seeking LEED Certification, includes a 150-seat meeting room, group study area, youth story room, teen area, technology center, conference room, an art display and café. First Place Award.
Tremont, Atlanta, Georgia — A new six-story condominium development in Buckhead. The project includes an underground parking garage, 3,125 SF of retail space and deluxe amenities for the 78-unit community. The project conforms to EarthCraft House Standards. Merit Award & Merit Award, Sustainable Building Practices.
DeKalb County Toco Hill-Avis G. Williams Branch Library, Decatur, Georgia — A new 18,000 SF library seeking LEED Certification. The replacement facility includes a 12-station glass-enclosed computer lab, tutor study rooms and a 100-seat conference room. Merit Award.
Freeman’s Mill Restoration and Park, Lawrenceville, Georgia — A new 18 acre passive park designed to incorporate mill design details throughout. Hogan raised the historic gristmill — originally built between 1868 and 1879 — five feet above the 100 year floodplain and replaced roofing, siding and windows. The park features a playground, picnic pavilion, half-mile multi-purpose trail, as well as parking and restroom facilities. All work maintained the historical integrity of the mill. Merit Award.
Paulding County Fire Station 11, Acworth, Georgia — A new, 6,150 SF fire station located next to the North Paulding Library site, which Hogan is currently building. The two bay fire station includes living quarters, kitchen, dayroom, restrooms, offices and sheriff’s precinct. Merit Award.
While the Atlanta Public Safety Annex and Tremont won distinctions for Sustainable Practices, two other projects also incorporated environmentally-friendly features and are seeking LEED Certification: the DeKalb County Tucker-Reid H. Cofer Branch Library and the DeKalb County Toco Hill-Avis G. Williams Branch Library. Hogan is proud of our success in LEED construction.

HOGAN PROJECT WINS GEORGIA TRUST FOR HISTORIC PRESERVATION AWARD
Clark Atlanta University Oglethorpe School Project Hailed for Historic Restoration
ATLANTA, GA — Hogan recently completed an extensive renovation of the Oglethorpe School at Clark Atlanta University, but most of the improvements will go unnoticed — rendering this project a complete success. Originally constructed in 1905, the Oglethorpe School is on the National Register of Historic Places and houses Clark Atlanta University’s Art and Science department. Renovation was necessary to restore the façade to its original glory without compromising its historic integrity.
Hogan renovated the exterior of the historic brick building to maintain the original design intent, which included the rehabilitation of the wood windows and mechanical system, masonry re-pointing, cleaning, and interior renovation. The project also included lead paint removal and abatement. For this effort, the project received a Georgia Trust for Historic Preservation 2010 Preservation Award for Excellence in Rehabilitation.
Founded as an advocate for historically significant facilities, the Georgia Trust for Historic Preservation educates the public about our historical resources while revitalizing and protecting them for future generations. The Georgia Trust recognized the Oglethorpe School project for the successful methods implemented that ensured the historical accuracy of the renovation project. “Historical rehabilitation projects are complex initiatives. Attention to detail is key to ensure that renovation work complies with historic guidelines without compromising the integrity of the original facility or disqualifying it from inclusion on the National Register,” says Hogan project manager Rani Ghawi, who worked with superintendent Nick Mercer to oversee construction of this unique structure. “Nick deserves a lot of credit for the project’s success.”
The end results shines as a focal point of the historic campus, formed as a consolidation of Clark College and Atlanta University founded in 1869 and 1865, respectively.
Due to the success of Oglethorpe School restoration, Hogan was also contracted to restore Clark Atlanta University’s historic Harkness Hall. Hogan looks forward to continuing to enhance Clark Atlanta’s historic campus and protect our community’s irreplaceable historical resources.

NEW MORGAN COUNTY PUBLIC SAFETY COMPLEX OPENS
County Saved Money by Renovating a Vacant Facility to Consolidate County Services
MADISON, GA — On April 2, 2010, Morgan County celebrated the grand opening of the new Public Safety Complex. A former CD manufacturing facility on 75 acres of land, the new Public Safety Complex project capitalized on the existing structure to save the County money. Construction demolished all of the interior walls but left the sprinkler system intact and on-line throughout; the result is a testament to the ingenuity of Morgan County that will benefit the community for years to come.
The 90,000 square foot facility houses the 911 Emergency Dispatch Center, Sheriff’s Office, 110 steel cells, 192 inmate beds, kitchen, laundry, Judge’s chambers, temporary juvenile detention, security hardware, security controls center, two large recreation areas, booking area, administration offices, coroner’s office and criminal investigation division with evidence laboratory and storage.
Through the adaptive re-use of the existing facility, Morgan County was able to save money while centralizing these important County services with room to expand. Moreover, by purchasing construction materials in the County, the project was able to reinvest nearly $1 Million back into the community and recycle most construction waste.
Designed by Pond & Company and built by construction manager Hogan Construction Group, the Public Safety Facility is now serving the needs of Morgan County from one centralized location.

NEW DEKALB LIBRARY OPENS
Embry Hills Library Addition Celebrates Grand Opening
EMBRY HILLS, GA — On April 3, 2010, the DeKalb County Public Library celebrated the grand re-opening of the Embry Hills Library Branch. The ceremony included a dedication and ribbon cutting, tours of the new facility and refreshments. The entire DeKalb County community was invited to share in this momentous occasion with everyone who made the new library project possible.
Originally built in 1990, the Embry Hills Library has historically featured a limited amount of current, popular materials for adult and juvenile readers. The expansion has doubled the branch in size to better meet the needs of the Embry Hills community. At 8,000 square feet, the expanded library has increased its 10,000 volume collection to 23,500 volumes and added a 65-seat meeting room that did not exist in the original facility. Additionally, the newly-renovated library includes a youth services area, audiovisual area, magazine area and 15 computers for public use. Library patrons can peruse the extensive collection during the branch’s extended hours and even check out their own materials at the self-checkout areas up front. The library has been closed throughout the 12-month construction process and reopens with new materials and 45 additional parking spaces.
Designed by Sizemore Group and built by Hogan Construction Group, the Embry Hills Library is the fourth complete project from the DeKalb County Public Library Construction Program. Hogan is currently providing construction management services for three other DeKalb County libraries.

NEW FORSYTH COUNTY LIBRARY OPENS
Hampton Park Library Celebrates Grand Opening
CUMMING, GA — On March 21, 2010, the Hampton Park Library celebrated its dedication and grand opening. A construction project ten years in the making, the new Hampton Park Library is the jewel of the Forsyth County Library System, one of the finest in the country.
Built on a four-acre site, the new 22,858 square foot Hampton Park Library offers a variety of features that increase exemplary meeting and educational opportunities for North Forsyth, one of the fastest developing areas in the state of Georgia. The unique design takes advantage of the spacious site and maximizes the aesthetic appeal of this new facility.
Built with the preservation of the environment in mind, the library includes innovative sustainable features such as a gray water irrigation system and wide roof overhangs that shade windows from heat and ultraviolet rays. Low-maintenance, native water plants comprise the landscape and filter runoff from the parking lot. Once inside, library patrons can peruse the 60,000 item collection in a comfortable environment designed to resemble a mountain lodge, with exposed beams and warm, autumn colors.
The library includes a 100-seat meeting room, self-checkout stations, children’s area, nonfiction, fiction, reference, a magazine room and 38 public access computers.

PAULDING COUNTY BREAKS GROUND ON NEW LIBRARY
Hogan’s Third Project with Paulding County Opens in October 2010
ACWORTH, GA — On February 25, 2010, Hogan Construction Group broke ground on the new North Paulding Library on Harmony Grove Church Road.
Built behind Fire Station 11, which Hogan completed in December 2009, North Paulding Library features five distinct wings and state-of-the-art networking capabilities. The 10,500 square foot library includes Nonfiction, Reference, Children’s, Fiction, Reading and Administrative spaces and will be open to the public in October 2010.
Selected through a competitive bidding process, Hogan is providing construction management services for the precinct, which will be complete in October 2010. The West Georgia Regional Library System is excited to increase their library space for the benefit of the North Paulding community with this $1.5 million facility.
Hogan was awarded the North Paulding Library project through a competitive bidding process. The library marks the company’s third project with the County. Hogan is currently building Paulding’s 160-acre Burnt Hickory Park, which will be completed in December 2010.
BARTOW COUNTY BREAKS GROUND ON NEW SHERIFF’S PRECINCT
Hogan Building New State-of-the-Art Police Headquarters
CARTERSVILLE, GA — On March 4, 2010, Hogan Construction Group broke ground on the new Bartow County State Patrol Post #31500 at Smiley Ingram Road in Cartersville. The new 14,980 square foot facility will increase state patrol administrative space and include accommodations for officers’ overnight stays.
The precinct, which is being built to allow for future expansion, includes administrative offices, dispatch, sleeping quarters, vehicle maintenance and a car wash area. It replaces an aging facility outside the County’s limits.
Selected through a competitive bidding process, Hogan is providing construction management services for the precinct, which will be complete in October 2010.
The Sheriff’s Precinct marks Hogan’s second project with Bartow County. The company is currently building the Bartow County Civic Center, which will be complete in July 2010.
HOGAN WINS EARTHCRAFT HOUSE AWARD
Tremont Condominiums Wins EarthCraft Multi-Family Project of the Year
ATLANTA, GA — On January 29, 2010, green builders from across the state gathered at Philips Arena for the Earthcraft House Builders’ Award Breakfast. Celebrating a decade of EarthCraft accomplishments, the function recognized leaders in sustainable construction for their commitment to environmental preservation through the construction of energy-efficient homes.
Hogan Construction Group received an award for the recently-completed Tremont Condominiums, which won Multi-Family Project of the Year at the event. A luxury six-story community with 78 condominium homes and 3,125 square feet of retail space, the Tremont Condominiums features a two-story underground parking garage, a pool, grilling area, landscape lighting, waterfall, clubroom and fitness facility. In addition to its high-end finishes throughout, the Buckhead condominium community boasts key environmentally-friendly features that qualify it for EarthCraft House certification and distinguish it from other condominiums in the area.
For maximized day-lighting, Tremont features oversized wood windows with screens. It meets the criteria for EarthCraft House certification by exceeding baseline sustainability goals in six key categories: energy efficiency, durability, indoor air quality, resource efficiency, waste management, and water conservation. The EarthCraft designation ensures that the home was built to achieve maximum environmental performance without polluting the natural environment. EarthCraft House facilities also earn ENERGY STAR certification due to increased energy efficiency.

GEORGIA ASSOCIATION OF WATER PROFESSIONALS BUILDS NEW HOME
Hogan Working with GAWP to Build Out Their New LEED Silver Headquarters
ATLANTA, GA — Hogan Construction Group was chosen from a small group of select contractors to build the new Georgia Association of Water Professionals (GAWP) headquarters in Marietta, Georgia. A former call center, the new headquarters building will provide 12,466 square feet of office and continuing education training space. Hogan is providing construction management services for the interior renovation and build-out project, which incorporates a variety of sustainable features. Construction is scheduled to last three months.
A not-for-profit organization that provides education and training for professionals in the water/wastewater industry, the Georgia Association of Water Professionals was founded in 1932 as an authority for anyone concerned with Georgia’s water resources. Eager to move from its leased facility nearby, the GAWP contracted with Hogan to completely gut and rebuild the aging facility and provide a new roof, mechanical and plumbing systems, high-end fixtures and an efficient space for the organization’s daily operations and training programs. The project is being funded in large part by donations from GAWP members.
The renovation project is on track to earn a LEED Silver Certification from the USGBC. With an aggressive waste management plan and an indoor air quality plan that ensures maximum comfort for the GAWP staff and visitors, the new facility will be environmentally sustainable and a testament to the owner’s commitment to the preservation of natural resources. Construction will incorporate materials procured regionally, including low-flow water fixtures throughout the one-story building.
The renovation project commences in early February and will be completed in time for the organization’s relocation at the end of May. This schedule will allow the GAWP to conduct its June training programs from its new state-of-the-art facility.

Hogan Completes Third DeKalb County Library Project from the 2005 $56 Million Library Bond Program
TUCKER, GA — On January 23, 2010, DeKalb County celebrates the grand opening of Tucker-Reid H. Cofer Library at its new location at the intersection of Lavista Road and Lawrenceville Highway. The ceremony will include a dedication and ribbon cutting, tours of the new facility and refreshments. Presided by library trustees and the County CEO Burrell Ellis, the public is invited to share in this momentous occasion with everyone who made the new library project possible.
Designed by architecture firm Leo A Daly and built by Hogan Construction Group, the new Tucker-Reid H. Cofer Library replaces the aging facility originally constructed in 1965 and more than doubles its size. The 25,000 square foot facility will meet a variety of citizens’ needs and better accommodate the growing population of DeKalb County. Tucker-Reid H. Cofer features a 150-seat meeting room, group study rooms, a youth reading room, conference room, teen area, 42 public access computers, a café and a special area designated to display local community art — including children’s art.
Conveniently located near public transportation, the library promotes sustainability with efficient mechanical systems, low-flow water fixtures, outdoor delivery air monitoring and significant day lighting throughout. In fact, in 90% of the library, visitors can peruse the 82,000 volume collection while enjoying expansive outdoor views. Because of the team’s commitment to environmental stewardship, the library is poised to earn LEED certification this year.
The new library, part of a citizen-approved $56 million bond referendum, is one of seven library projects that Hogan constructed for DeKalb County. The Tucker-Reid H. Cofer Library opens for business on Monday, January 25 at 10:00 A.M.

HOGAN CONSTRUCTION GROUP BREAKS GROUND ON NEW LEED GOLD LIBRARY
New Porter Memorial Branch Library Celebrates Newton County’s History
COVINGTON, GA — On November 5, 2009, Hogan Construction Group broke ground on the new Porter Memorial Branch Library on Highway 212 in Covington. With state representatives and library staff in attendance, the Newton County community celebrated the culmination of months of fundraising and planning with a small ceremony at the site.
Named after James Hyde Porter in appreciation of the Porter Foundation’s four decades of contributions to the Library System, the new Porter Memorial Branch Library will be a 19,200 square foot facility with fiction, nonfiction and audio books, as well as DVDs and reading areas for adults, children and teens. The library will also house a 60-seat meeting room, conference room, internet access areas and self check-out. Funded by a state grant, impact fees and private donations, the $3.3 Million library will be the first of its kind in west Newton County and aims to attain a LEED Gold Certification.
Working with Craig, Gaulden Davis Architects, Hogan Construction Group is providing construction management services for this unique library facility. To ensure the achievement of the LEED Gold certification level — and become the first LEED certified facility in Covington — the Porter Memorial Library project incorporates unique features. A 20,000 gallon tank including a rainwater collection system will provide irrigation and non-potable water in library restrooms. The design also features expansive windows for abundant natural lighting, automatic light sensors and timers, sun shades, light shelves and locally-manufactured materials.
The new Porter Memorial Library branch will be completed in August 2010.

Five Hogan Construction Group projects received eight awards in the recent 2009 Build Georgia General Contractor Awards Competition.
Established in 1989 by the Georgia Branch of the Associated General Contractors of America, the Build Georgia awards are presented to General Contractors based on project safety performance, meeting exceptional project challenges, innovation in construction methodology, application of sustainable/green building practices, and excellence in project management, scheduling and client services. The winners are selected by a judging panel made up of seasoned construction industry professionals.

This project involved the repurposing of a vacant supermarket into a county administration building, renovation of a classic main street storefront into a modern Court Clerk’s office, and an addition/interior renovation to the community’s public library. The project enhanced this community aesthetically and operationally. Merit Award. |
Paulding County Fire Station #11 Groundbreaking
Acworth, Georgia – April 14, 2009 – Firefighters, Officials, and the Public gathered at the Paulding County Fire Station #11 site for a ground breaking of the new 6,000 square foot two bay fire station on a 4 acre site on Harmony Church Road in the Bentwater area of Paulding County. The fire station will house personnel, equipment, and a squad room for the Sheriff’s office.
The Design Build project was awarded to Hogan Construction Group, LLC. and Lyman Davidson Dooley, Inc. Architects based on qualifications, design, and price. The firms have been working closely with County Commissioners and local officials to guarantee that the residents of Paulding County get a facility that meets the current and future needs of the department. Fire Chief Earwood, Commission Chairman David Austin and Commissioner Wayne Kirby were instrumental in moving the project forward from concept to construction
Fire Chief Earwood officiated the event and commented that this was an exciting day for the County as the planning had been underway for three years. Commissioner Austin spoke to the attending crowd and thanked the electorates and officials for working to make this new facility a much needed realty. Commissioner Kirby declared “Thank goodness for the people who voted for this fire station, and thank goodness that this area will be protected.” Excited homeowners from the Bentwater subdivision could be heard discussing how if there were ever an emergency at their home, the new fire station meant a 2 minute response time versus 15 minutes.
