Construction Management at Risk, Education: K-12, Renovation/Addition

Norcross Elementary School: Norcross, GA

Hogan Construction Group provided scheduling, project management and on-site construction management for this complex addition and renovation project. Scheduled to last two years, the project was expertly divided into four phases to ensure minimal disruption to the academic calendar.

Phase A — The project began with the demolition of existing classroom buildings and was replaced with a newly constructed three-story structural precast facility with brick & precast façade. The new 70,000 square foot classroom building included the construction of restroom facilities and an art room.

Phase B — Scheduled during the 2010 summer break, the second phase involved construction of the road shift at the bus lanes to allow for the gym addition which was constructed in the subsequent phase.

Phase C — The third phase involved the construction of a 1,680 square foot cafeteria addition and 1,063 square foot gymnasium addition. This phase was originally scheduled to happen during the school year and Hogan advised the client that it would be less disturbing to the children and the operations of the cafeteria and food service truck traffic to do this work in the summer. This turned out to be a smart decision as unforeseen civil engineering infrastructure issues had to be dealt with on the site. Hogan also added 83 parking spaces as well as miscellaneous site improvements in this phase.

Phase D — During the final phase, which was conducted during the summer break of 2011, Hogan renovated a 47,000 square foot classroom building and 7,000 square foot cafeteria. Hogan also upgraded the sprinkler system and restrooms to meet ADA and fire code regulations.
